Rent and Late Fees: All rents are due on the first day of the month. We offer a grace period of 5 days. Any rent not received by 5:00 PM on the fifth day of the month is late and a late fee of 5% of your monthly rent will be charged to you account. Rents can be paid on line or dropped off at our office. There is a secure mail slot on our front door where rents can be dropped off 24/7. Personal checks are not accepted after the 5th of the month. If your rent is late it must be paid with a cashier’s check or money order (payable to Poplar Plaza Apartments) and must include the late fee or can be paid online.

 

Returned Checks: If your check is returned by the bank for non sufficient funds, or for any reason, you will be charged a returned check fee of $40.00 plus the late fee of 5% of your monthly rent. Replacement checks must be paid with a cashier’s check, money order or online and must include the fees. Personal checks will not be accepted by any tenant who has had two checks returned by the bank.

 

Moving in:  The first thing we would like you to do on move in is check the apartment. If you see any issues whatsoever with the unit please let us know within 48 hours of move in and we will take care of them for you or we will add them to the move in form. Please do this quickly because once you move in you will be responsible for your unit. There shall be no vehicles left untended in the driveway, this is an emergency vehicle lane only. The tow truck does come by 24 hours a day, we were not responsible for your vehicle being towed. Please do not park in anyone’s parking spot you will be towed. There is no guest parking so please let you guests know that they cannot park on the property. If you have a truck coming or a pod being delivered please be aware that the pod and truck must be park on the street not on the property.

 

Garbage and Recycle: The garbage picks up on Monday and Thursday. Recycle on Thursday only.  Please flatten all boxes before throwing them in the dumpsters. Please put all garbage in a bag and tie it before throwing it in the dumpsters. Please be aware the garbage cans are for all tenants use so there is only enough space for regular garbage. We do not allow non-approved items to be deposed of on the premises such as furniture, motor oil and electronics. If you have excessive garbage to throw out this includes cardboard on move in please contact us and we will do our best to reserve space in the dumpsters for you.  Please do not leave items outside the dumpsters the garbage company will not take it. Two recycling bins provided are for glass, plastic and cans, the other two bins are for newspaper only, please read what items go in which container. All other items including boxes and fillers go in the dumpsters.

 

Moving out: You must give 30 days written notice of your intent to move out. Once we receive your notice we will send you a move out packet with information regarding the pre-move out inspection and cleaning instructions. If you have a large moving truck or pod arriving it must be parked on the street not in the driveway.
