Application Process and Tenant Qualifier


To qualify for a unit at our community you must:

  • Be at least 18 years old to rent
  • Have good credit 660 and above
  • Have no 30/60/90 day late payments or collections
  • Make 3 ½ times the monthly rent (total household)
  • Have current verifiable income with paystubs or if self employed we need the most recent IRS 1040 and a copy of your bank statement.
  • Have verifiable rental history (have accurate phone numbers for your current and former landlord)
  • Must provide a form of ID of which we will make a copy

 

The application process usually takes 1-3 business days.

Application process:

  • Fill out online application (completely)
  • We run your credit report which includes an unlawful detainer (eviction) search, sex-offender search and/or other screening reports and administrative costs.
  • We contact employment and landlord references
  • We ask for a deposit, copy of recent paystub and employment acceptance letter (if applicable)
  • Sign the one year lease

 

Before filling out an application we ask that each person must take a look at the unit first, as we run applications after the unit has been viewed.

Please go to http://gpmsf.com/home_rentals (Gordon Property Managements’ website) to fill out an application. We require one application per person over the age of 18 with a $35 non-refundable credit check and processing fee per application. On the website go to “Find a Home” Scroll down to the listing (There is only one building in Sunnyvale) Find the unit that you would like to apply for; click on the “Apply Now” button on the listing. Please fill out the form completely and make sure to pay the fee. If the application is not filled out completely or the fees are not paid we cannot process your application. Fees paid for the application are non-refundable. If we cannot verify your information or the documentation you provide is false we cannot qualify you for the unit. We take credit and debit cards for application fees.

Signing a lease: If you are selected for an apartment, you will have 48 hours from the time we offer you the apartment to pay the full security deposit. All leases are 12 month leases. The first month’s rent will be due at the start of the lease and before you are given keys to the apartment. The security deposit must be paid by Cashiers Check or Money Order.
